Prime Data Centers develops, acquires, and operates data centers
for some of the world's largest enterprises. A private firm owned
by a group controlling $6 billion in assets, with a 15-year tenure
in technology and real estate development, Prime provides customers
with ownership options and dynamic leasing models, defining a true
corporate partnership.OVERVIEWThe VP, Acquistions will be
responsible for supporting the strategic planning and Investments
team to create and support business defining insights and processes
with the key focus on growing the Prime International
footprint.This role will be responsible for the overall investment
management and execution of the Prime portfolio including strategic
business decisions, deal negotiation, executive presentations,
financial analysis, and underwriting. The projects and duties
include equity partner coordination, feasibility and financial
analyses, due diligence activities, acquisition/development, and
project management of all related Prime Data Centers field
teams.This role will lead all capital investment initiatives and
management for Prime forexpansion's both domestically and
internationally. The role requires keen skills in data center real
estate, site selection, financing modeling, and technology along
with the ability to lead through influence and communicate with the
Prime Data Center Executive Team and Board.
- Provide capital allocation insight and data to support and
participate in capital investments and planning thru site and
project-level return based analytics.
- Assist in providing site-level and corporate returns that yield
better insights on capital prioritization and decision-making.
- Responsible for processes and reporting between Operations and
Finance on asset performance regarding power metrics, customer
commitments/revenue vs. current and planned inventory
availability.
- Develop and orchestrate best-in-class processes around managing
and tracking all-in cost to build at a project level.
- Other analyses as may be important to Company and Executive
Committee/Board.
- Use a thorough understanding of international markets and
finance theory to help business partners understand the financial
implications of potential business decisions.
- Identify, analyze, communicate, and provide suggested solutions
to resolve financial issues which impact business objectives.
- Collaborate with cross functional teams to implement strategies
across the organization to solution architect plans to better
communicate plans, costs and returns.
- Systematically track, compile, and interpret various sources of
data related to the group's business.
- Build and analyze business problems, and compile, analyze, and
report data as part of economic impact research and analysis based
on new and existing econometric data.
- Utilize and create corporate-driven, real-estate centric
financial models in Microsoft Excel and when possible, leverage
information systems to increase efficiency and effectiveness of
forecasting and analysis.
- Participate in calls and meetings with key global constituents.
Individuals should be able to effectively communicate and respond
to complex questions and inquiries in new countries and
markets.
- Conduct research, prepare reports, and analyze economic data to
develop and shape business strategies, while continuing to expand
market knowledge, and for general business development
purposes.
- Based on the results of the research, develop strategies for
managing the business better and more effectively to maximize
returns and increase efficiency.
- Research and monitor local real estate submarkets and industry
trends. Track competition, comparable lease transactions, regional
trends, and overall general market conditions.
- Partner with domestic and international business leaders to
ensure that they understand the financial drivers inherent in those
plans.
- Analyze actual vs. forecast performance, with an emphasis on
understanding and communicating how the company will meet its
financial commitments.
- Clearly and concisely communicate expected and actual financial
results and the activities underlying those results.
- Write and prepare investment materials such as international
memorandums, presentations, and proposals for all type of
real-estate and finance-related projects.
- Coordinate the due diligence and closing process for
international transactions under contract, working with internal
and third parties to analyze information and research financing and
operating issues relevant to each transaction.
- Work effectively in a team environment, assuming all tasks as
needed.BASIC QUALIFICATIONS
- 8-10 years in real estate investment or private equity
- Bachelor's degree or equivalent experience
- Five or more years of work experience in the Data Center
Industry sales/ business development (including but not limited to
Cloud, Colocation, Telcom or Network).
- Working knowledge of the data center industry is
essential.PREFERRED QUALIFICATIONS
- Bachelor's Degree in Finance, Accounting, Business Banking,
Capital Markets
- Experience with enterprise and hyper-scale clients preferred.
- Experience in helping customers with colocation and cloud
strategy preferredKNOWLEDGE, SKILLS, AND ABILITIES
- Extensive knowledge of principles, policies, and practices
relating to data center real estate transactions
- Extensive experience writing and preparing investment
materials
- Intense economic and capital markets knowledge
- Proven ability to organize and drive transactions
- Knowledge of real estate markets, industry analysis and best
practices
- Demonstrated leadership and track record of successful
engagements/initiatives requiring coordination of cross-functional
team members
- Advanced proficiency in financial modeling and analysis
- Ability to analyze qualitative and quantitative information and
translate into strategic deliverables
- Ability to understand complex legal documents such as joint
venture agreements, land contracts, title restrictions, and other
documents related to real estate
- Strong communications (both written and verbal) and
presentation skills
- Excellent interpersonal and customer service skills
- Advanced Microsoft Office
